Monterey極低層2房戶780萬元易手 較市價低約5% 單位期內升值約31%

【將軍澳上車】想買入600餘萬私樓，要幾多首期先夠？

香港置業將軍澳新都城三期分行市務經理(銷售)莊家豪(Alfred Chong)表示，二手承接熱，該行剛促成一宗將軍澳MONTEREY買賣成交，新香港人以約1,072萬元入市2房戶，實用呎價約19,109元。&nbsp;售出單位為MONTEREY 7A座中層E室，座向西北望屋苑泳池及少海景，2房間隔，實用面積約561平方呎。莊家豪稱，單位以1,150萬元放盤1個月後獲外區客接洽，議價後減價78萬元，以約1,072萬元成交，實用呎價約19,109元。據了解，買家為新香港人，心儀物業享開揚景觀，睇樓3次即拍板入市。&nbsp;資料顯示，原業主於2017年3月以約736萬元購入上述單位，是次轉售帳面賺約336萬元，物業升值約46%。

新香港人購MONTEREY 2房戶 減價78萬元以1,072萬元成交

香港置業將軍澳帝景灣分行高級聯席董事李隆基(Andy Lee)表示，將軍澳南新晉屋苑林立，居住環境優質，吸引用家進駐，有買家近日透過該行入市MONTEREY 1房單位，成交價753萬元。屬市價水平。&nbsp;上述售出單位為MONTEREY 6A座高層D室，向北望園景，1房間隔，實用面積約366平方呎。李隆基稱，單位以約760萬元放盤約1個月後獲外區客接洽，雙方議價後減價約7萬元，以約753萬元成交，實用呎價約20,574元。據了解，買家為首置客，心儀單位望園景清靜，加上間隔實用，在睇樓1次後決定承接。&nbsp;資料顯示，原業主於2017年4月以約523.9萬元購入上述單位，是次轉售帳面賺約229.1萬元，物業升值約44%。
