香港置業將軍澳新都城一期分行高級聯席董事唐荣花(Annie Tong)表示，市場氣氛持續熾熱。該行剛促成Monterey 2房戶的買賣成交，首置客斥約780萬元承接，折合實用呎價約15,854元，低市價約5%。&nbsp;上述售出單位為Monterey 6A座極低層，實用面積約492平方呎，屬2房間隔，向北望園景。唐荣花稱，單位以約820萬元於市場放盤約半年後獲同區客接洽，議價後減價約780萬元成交，實用呎價約15,854元，低市價約5%。據了解，買家為首置客，心儀屋苑屬低密度住宅，環境清靜，故睇樓1次後即拍板承接。&nbsp;資料顯示，原業主於2017年4月以約595.3萬元購入上述單位，持貨6年，轉售帳面獲利約184.7萬元，單位期內升值約31%。延伸閱讀:入市備忘<a Monterey極低層2房戶780萬元易手 較市價低約5% 單位期內升值約31%

香港置業將軍澳-將軍澳新樓專組(3)助理分區市務董事(銷售)陳浩源(Billy Chan)表示，受同區新盤開賣帶動，吸引用家進駐日出康城，其中Monterey本月至今暫錄得2宗買賣成交，包括該行剛促成的一宗2房連儲物室的買賣成交，新買家斥1,060萬元入市，低市價約3%。上述售出單位為Monterey 5座中層J室，實用面積約584平方呎，屬2房連儲物室間隔，向正北。陳浩源指，單位以1,150萬元放盤約半年後獲外區客接洽，雙方經議價後減價約90萬元，以約1,060萬元易手，實用呎價約18,151元，低市價約3%。據了解，買家為首置客，心儀單位有正常梗廚房，而且儲物房位置適合，故睇樓2次後入市。資料顯示，原業主於2017年4月以約727.5萬元購入上述單位，是次轉售帳面賺約332.5萬元，物業升值約45%。延伸閱讀:入市備忘      <a href="https://www.hkp.com.hk/zh-hk/property-news/%e6%9c%80%e6%96%b0/%e3%80%90%e6%96%b0%e6%89%8b%e4%b8%8a%e8%bb%8a%e3%80%91%e9%a6%96%e6%9c%9f%e4%b9%8b%e5%a4%96%ef%bc%8c%e8%b2%b7%e6%a8%93%e9%82%84%e6%9c%89%e7%94%9a%e9%ba%bc%e5%bf%85%e8%a6%81%e9%96%8b%e6%94%af%ef%bc%9f/">首期以外支出</a> |<a href="https://www.hkp.com.hk/zh-hk/property-news/%e7%bd%ae%e6%a5%ad%e8%b2%bc%e5%a3%ab/%e3%80%90%e7%bd%ae%e6%a5%ad%e5%82%99%e5%bf%98%e9%8c%84%e3%80%912021%e9%a6%99%e6%b8%af%e8%b2%b7%e6%a8%93faq/"> 入市二手樓流程</a><a href="https://www.hkp.com.hk/zh-hk/property-news/%e7%bd%ae%e6%a5%ad%e8%b2%bc%e5%a3%ab/%e3%80%90%e5%b0%8f%e7%9f%a5%e8%ad%98%e3%80%91%e7%89%a9%e6%a5%ad%e8%bd%89%e5%90%8d%e8%a6%81%e6%b3%a8%e6%84%8f%e7%94%9a%e9%ba%bc/">轉讓契 VS 送讓契</a> | <a href="https://www.hkp.com.hk/zh-hk/property-news/%e7%bd%ae%e6%a5%ad%e8%b2%bc%e5%a3%ab/%e3%80%90%e5%b0%8f%e6%95%b8%e6%80%95%e9%95%b7%e8%a8%88%e3%80%91%e7%ae%a1%e7%90%86%e8%b2%bb%e5%9b%9b%e5%a4%a7%e7%96%91%e5%95%8f%e9%80%90%e4%b8%80%e8%a7%a3%e9%96%8b/">管理費知多啲</a>按揭資訊    <a href="https://www.hkp.com.hk/property-news/%E6%8C%89%E6%8F%AD%E6%8C%87%E5%8D%97/%E3%80%90%E6%8C%89%E6%8F%AD%E6%8B%86%E5%B1%80%E3%80%91%E7%94%B3%E8%AB%8B%E9%AB%98%E6%88%90%E6%95%B8%E6%8C%89%E6%8F%AD4%E5%A4%A7%E6%A2%9D%E4%BB%B6-%E4%BD%A0%E5%85%B7%E5%82%99%E5%97%8E%EF%BC%9F/">高成數按揭</a> |<a href="https://www.hkp.com.hk/zh-hk/property-news/%e6%96%b0%e7%9b%a4/%e3%80%90%e4%ba%8c%e6%8f%80%e4%b8%80%e3%80%91%e3%80%8c%e6%9e%97%e9%84%adplan%e3%80%8dvs%e3%80%8c%e5%91%bc%e5%90%b8plan%e3%80%8d%e5%93%aa%e5%80%8b%e6%9b%b4%e9%81%a9%e5%90%88%e8%87%aa%e5%b7%b1%ef%bc%9f/"> 林鄭Plan VS 呼吸Plan</a>  |<a href="https://www.mreferral.com/">按揭專家</a>最新動態    <a href="https://www.hkp.com.hk/zh-hk/property-news/category/%e7%84%a6%e9%bb%9e%e6%88%90%e4%ba%a4/">焦點成交</a> |<a href="https://www.hkp.com.hk/zh-hk/property-news/category/%e6%a8%93%e5%b7%bf%e6%96%b0%e8%81%9e/"> 樓市新聞</a>賣樓錦囊        <a href="https://www.hkp.com.hk/zh-hk/property-news/%e7%bd%ae%e6%a5%ad%e8%b2%bc%e5%a3%ab/%e3%80%90%e6%a5%ad%e4%b8%bb%e5%82%99%e5%bf%98%e3%80%91%e4%b8%80%e6%96%87%e7%9d%87%e5%93%82%e8%b3%a3%e6%a8%93%e8%b2%bb%e7%94%a8%e6%b8%85%e5%96%ae/">賣樓費用清單</a> | <a href="https://www.hkp.com.hk/zh-hk/property-news/%e7%bd%ae%e6%a5%ad%e8%b2%bc%e5%a3%ab/%e3%80%90%e6%a5%ad%e4%b8%bb%e5%82%99%e5%bf%98%e3%80%912021%e8%b3%a3%e6%a8%93%e6%b5%81%e7%a8%8b%e6%9c%80%e6%96%b0%e6%87%b6%e4%ba%ba%e5%8c%85/">賣樓流程</a>&nbsp;
